An absolute amazing experience we had with Julianne Li as our realtor in Newton area. We have dealt with one agent last year but he was unsuccessful with selling my property and have to put it back to the rental market. But we recently sold our home and could not have been more happier with the hard work and dedication that she put in to making it happen in a timely manner. Currently we resident in the other state, Julianne took care of everything. From exterior clean up to yard design; from inside painting to basement upgrading, Julianne made all happen even during the COVID 19 time. Julianne has been a great realtor and I was fortunate to have her with me throughout my buying process. She knows the market in Boston very well, and after she learned my needs she was able to suggestion options and open houses that suites my budget and needs very well. With multiple compelling options, she was able to analyse very strategically with me the pros and cons, value and bidding competitiveness of each place, and end up finding me the perfect place at a great price. She is also an interior design expert and gave me a lot of great advice in terms of potential of places and modifications. She is a very shrewd negotiator, never pushed me in the process and even went the extra step to ask me to be patient in the negotiation process and price may come down, and it did.

Although we were not first-home buyers we had little idea about the area and were completely overwhelmed by the crazy market. Luckily, we had Julianne as our real estate agent who took the time to understand what we wanted and actually needed, and helped us get familiar with the area as quickly and thoroughly as possible as well as set our priorities straight. She was extremely patient with every of our questions and concerns and always provided thoughtful answers, which fully demonstrated her knowledge, experience, and expertise.

我是在儿子被波士顿的一学校录取读博士,上网查询发现学校周边房租昂贵,考虑到5年下来房租是一笔不小的开支,于是打算买一间离学校合适距离的房子。然而对远在中国大陆的我,如何在美国买房一无所知,我试着在麻州房产网上找经纪人,准备利用1个月休假时间完成购房。
我的期望不算高,房子可以作为 儿子这几年的宿舍,同时兼保值,希望房产税要比租1房1厅的租金低,同时房款投资要有1%一2%盈余。一开始我找网上点击率高、评价不错的中国经纪人,他们听了我的要求,不是热情不高把我介绍给其他人,就是要求我把预算全部转来美国银行后再受理。然而开银行账户只有到了美国才能开,而转款是需要一个过程的,我根本没办法马上做到。那一刻我觉得利用休假买房几乎是不可能实现的! 就在想要放弃的时候,我看到了客户对雪莲的评价,试探的给雪莲发了邮件,其实经历了前面的失败,也没报多大的希望,没想到1个多小时,雪莲就给我来电话,并详细了解了我的需求,之后她耐心介绍了在美国买房的步骤和涉及的费用,非常专业、客观地帮我分析了在这么短的时间内要办成这事应该如何操作,她说我们共同努力试试,也许可以完成。
随后她马上按我的要求帮我査找合适的房源,我也马上着手办理转房款事宜,这是因为如果看中房子出价时需本地银行存款证明,否则就不能参加竞买。于是在接下来的二周里,雪莲积极帮我搜索房源发给我,前后共有三、四十座房源信息,我一边在她发来的信息中寻找自己中意的房子,一边转款;房款全部转到后,我请雪莲带我查看其中的6座房子,但遗憾的是经雪莲查询在短短的时间里其中5座已名花有主了,这让我很沮丧! 但雪莲鼓励我不要灰心,并建议我看要价略高一些的几座房子,认为可以通过合理议价将房价降到预算内,我既惊讶又佩服。
在看房的过程中,因我不会开车,每次都是请雪莲来接我,她从没犹豫就答应了,这也让我很感动(在人地两生的美国,这有多重要呀!)!后来有一天我们看了4座房子,我对其中一座比较满意,但该房主刚降价不久且新价超出我的预算2万多,我对如何出价拿不准,这时雪莲建议的出价是比我预算还低1.5万,她说这可以试探一下卖家的底线,因为前期的经历我将信将疑。跟下来卖方认为出价太低,还价到只比要价低5仟,雪莲建议将我的预算额作为我方最终出价,告诉卖家不同意就放弃了! 这一招果然有效,对方同意了! 对雪莲的谈判智慧我再次折服!
接下来进行房屋检查(这跟国内买方完全不同,非常体现专业能力的),雪莲发现房子曾经有被白蚁蛀过的痕迹,是放弃还是进一步压价我很犹豫,这时雪莲凭着她的经验和专业,认为这房被白蚁侵蚀程度不是很高,如果真的很担心可以换掉被蛀的部分,并可以以此为由再次压价 ,当时我真的不知道该怎么办,怕买了有大问题的房子成负担。看我还是犹豫她又带我看了新上巿的一座房子,并给出了修房的建议和方案,经过比较,我最终决定还是要这座房子。于是雪莲与卖方进行了最后的谈判,陈述了房子的种种问题,再次以低于预算1.5万出价,并表示如果卖方不同意就退出。一天后卖方终于同意成交。 我再一次佩服了!
此时离我回国的日子越来越近,美国劳动节和双休日也即将来临,为赶在这之前交房,雪莲马不停蹄地协调卖方经纪人落实各项事宣,协调律师加班进行产权调査等,终于在我休假结束回国前1天交房。交房当天,雪莲还为我请了装修师傅换锁,并对房子的修整提出很好的建议,对诸如水、电、邮箱、保险等的更名及落实也逐一进行提醒,使我没有深处异国诸事不顺的感觉,让我非常感动! 现在我已回到国内,这次美国买房的经历,我发现雪莲对谈判、建筑结构、房屋修缮如此在行,她为人热情、真诚、专业、尽责,我很庆幸自己找到她、认识她、委托她,使我在短暂的休假时间里买到合适的、性价比高的房子;在这段时间里她待我如朋友,使我在买房同时还收获了友情和快乐! 我由衷地感谢她、祝福她,祝愿她事业蒸蒸日上!
